We examine historical lease and financial information in order to effectively forecast cash flow for our clients in attempt to minimize surprises along the way. Proactive planning, strong vendor negotiation and detailed reviews give us the edge over our competition. Performing regular and frequent on‐site inspections assists our team in developing sound budgets to increase the return to the owner, as well as improve property performance and tenant retention.
Monthly Detailed Reporting
In addition to on‐site analysis and regular property inspections, accurate and timely reporting is something we take very seriously. Whether your investment is an office building, retail center, industrial facility, residential, multi-family or a POA, Roadstead understands that each property has unique attributes that make it different from the rest. Since no two properties are the same, individual owners have many choices for reporting options based on what is relevant to their particular situation. Each property report is specifically catered to our clients’ needs and carefully reviewed each month by our Director of Property Management.
24/7 Emergency Calls
We take pride in our preventive maintenance and inspections; however, we understand the necessity of preparedness when unexpected issues or emergencies arise. Roadstead promptly handles all tenant calls, 24 hours a day, 7 days a week. Each tenant is given a single point of contact who knows their building and can effectively respond to their needs. We are also prepared in the event of an emergency such as a hurricane or fire, with detailed evacuation and recovery procedures for each property.
